A spacious first-floor flat sleeping up to four guests, with breakfast provisions included, beautiful Highland views and a wonderfully peaceful setting on the banks of the River Black Water.

The property is located around six miles west of Garve in the heart of the Scottish Highlands, with Ben Wyvis just around the corner and the North Coast 500 within easy reach. The building dates back to 1850, when it was originally built as a hunting lodge for the local laird, giving the property a real sense of Highland character and history.

It is an excellent base for families, couples, friends, walkers and NC500 travellers looking to explore some of the most spectacular scenery in Scotland. Whether you are visiting for adventure, sightseeing, walking, cycling or simply to enjoy the peace and beauty of the Highlands, the flat offers a comfortable place to return to at the end of the day.

Guests also benefit from free off-road parking and an on-site pub serving food.

The Space

The accommodation sleeps up to four guests across two bedrooms and has a family shower room.

The sleeping arrangements include a 5ft king-size bed and adult-sized single bunk beds. All beds are made up with coverless duvets that are fully washed after every guest stay, helping us provide a fresh and clean sleeping environment.

A complimentary selection of bath toiletries is provided, together with a bathrobe and slippers for added comfort.

The main living area is open plan, combining the kitchen, dining area and lounge. The lounge includes a comfortable leather Chesterfield suite and a Smart TV with access to Netflix and Disney+, allowing guests to sign in using their own accounts.

The kitchen is fully equipped for self-catering and includes a coffee machine, air fryer, cooker, kettle, microwave and dishwasher, together with the essential kitchen equipment needed for your stay.

Although the accommodation is self-catering, we provide a complimentary breakfast selection, typically including cereals, bread, butter, jam or marmalade, milk, tea and coffee.

The flat has central heating throughout, making it warm and comfortable even during the colder Highland months. Guests also have access to an on-site launderette with coin-operated washing machines and tumble dryers, which is particularly useful for longer stays, walkers, cyclists and road-trippers.

To the rear of the property, the grounds lead down towards the banks of the River Black Water. Guests can sit and enjoy the sound of the river, take in the surrounding mountain scenery and relax in the peaceful Highland countryside. Food is also available from the on-site bar, making it easy to enjoy a meal without having to travel after a busy day exploring.

We now use coverless duvets throughout the property. These are fully washed after every guest stay, helping us maintain a high standard of cleanliness and providing every guest with a fresh sleeping environment.
